The 2026 State of Claremont Real Estate Report identifies a market in which home values remained substantial, but individual results increasingly depended on property type, location, condition and initial pricing. According to July 2026 InfoSparks data sourced from California Regional Multiple Listing Service, Claremont recorded a median sale price of $1,116,444, an average of 28 days on market, 3.4 months of available housing supply and 85 active listings. The median sale price was 4.3% lower than one year earlier, illustrating a market that remained valuable but became more balanced and price-sensitive.
A separate review of MLS closed-sales data for July 2026 found:
- 28 residential properties closed escrow.
- The average sale price was $1,114,607.
- The lowest recorded sale was $560,000, and the highest was $1,580,000.
- Properties spent an average of 28.5 days on the market.
- Ten properties sold above asking price, six sold at asking price, and 12 sold below asking price.
Together, these figures show that approximately 57% of July transactions closed at or above the asking price, while approximately 43% sold below asking. The results demonstrate that buyer demand remained active, but sellers could no longer assume every property would attract offers above its asking price.
The wide range between July’s lowest and highest sales also reinforces one of the report’s central conclusions: Claremont is not a single, uniform housing market. The report also documents the August 2025 sale of 705 Pomello Drive, a distinctive 2.83-acre North Claremont property listed by Anthony Grynchal of Mr. Claremont Real Estate. Based on its reported 2,279 square feet of living area, the transaction equaled approximately $1,535.76 per square foot.
